re: be prepared

Well ppl, its been awhile. And as a novice investor it gets harder and harder to actually "invest". Right now Im working on a FSBO (For Sale by Owner). Now ppl, I know un pequito about real estate due to the fact that it fails to enter into my brain (I think I lost some brain cells from all that college drinking). But seriously folks, I titled this blog "be prepared" for a reason. I wanted to let you know that when you speak with someone DONT let them know that you actually aren't prepared. I was speaking with him and was like hey Mr. such and such. Im new. Mistake number one. Don't tell him or her your new and its your first deal. That will ruin it. And I know, I read it somewhere else. But when I was on the phone I felt actually trapped. Like a deer in headlights, I had to pause for a second. So Mr. Such and Such knows now number one, my name. Number two, he knows Im new to the business. And three, he knows I may know a LITTLE about a type of mortgage he mentioned in working with me. My point of this paragraph is to be prepared when you talk to the owner.

TIP of the day for November 19: Be prepared and have confidence. You will get your first deal done, but dont get it before me. LOL!!!!!

re:back to work after the holiday

Well folks, hope you had a fun-filled holiday like mine. Mine was filled with burnt barbecue and stale wine coolers. Im just kidding. Actually the barbecue was great. Well the brisket was a little tough. And im not a drinker, so I went for the ice water. ( with a splash of lemon). So folks, I hope you are learning as I am learning. I have mentioned that I love to research for my uncle. Right now Im reading and I have a neat site I like and will reference to you in a little while. But you have to do your due dilligence. Don't become nerds folks. Have fun, but work hard in the process. Well I'm making this blog a little short. Gotta go eat my pizza. Im putting a real estate site in my tip. Its really helpful for newbies. Have fun today and enjoy your weekend.

re: seems like its been forever!!!

Hey people...It seems like its been forever. I need toothpicks to keep my eyes open!!! Its 5:30 am thursday morning...LOL...seriously..Im coming at this blog with a lighter tone. Who wants to be bored by my daily tasks. You all want to hear about some crazy escapades. Like me fighting over a park with someone at the appraisal district. I am involved in real estate. Its always fun, right? But that didn't happen at the appraisal district. In fact I found parking easy, (unless you coming on horseback). Hey do you know that malls in Williamson County have places to park horses, strange huh? But back to my real estate advice. To start off, just find someone that explains things simply. There is this guy that coins himself, Disco Dan. Yes straight from the 70's, but he's youngs as me. Im talking about late twenties. His real name is Preston Ely. Google him...In fact his site is, LearntoWholesale.com. I even checked the BBB and he has a C- rating. Not an A, but not a D, either. So he has something to offer. Don't rate him by his BBB rating, he is great. With wit and vital RE info. Well that's my time. Remember time is money. And right now I have none of both. Ok. I'm outtie. Yo guru. LaShaunta.

re:exicting news!!!

Well folks...I have some exciting news for you guys. I posted a link of this blog to my facebook and less than a hour, I had a reader and someone that wanted to refinance their home. I was so excited!!! My Uncle Glen, ( who is my mentor), is contacting the prospect. Right now I'm learning all I can from the gurus, my uncle, and the internet. I have to go to the library next week to check out more RE books they may have. The library is also a good source of books and research. Well, off to get ready for the weekend. re: through with Manic Monday

Remember that song "Manic Monday"? Well I had another Manic Monday. Was out running errands with my Mom. My internet connection completely messed up at home. Needless to say, I had to wait until today to research properties. I went to the Williamson County Apprasial District site. My uncle went to the building to print out some sheets. He has a land lead. Im trying to find a buyer. Have to advertise, advertise, advertise. Well, back to my researching. Got off early from my job.

re: today's happenings

Well...today is Monday and a new day. My uncle, which I mentioned in the earlier post, went to the appraisal district today. We are currently working on two refinances. I honestly am very new at learning about refinancing, but I know a little about it. Its what he calls a loan modification. Today I was on the net looking for properties that are seasoned. (That means they are over a year old). Unfortuanely, we have to key in a street address and the district has all we need to do that. Hey, maybe I should get a book that a guru has out about courtroom and internet searches. Investing in your education with a book or study course is always good. Going along with my tip of the day: "It cost money to make money".(You don't see the lottery winners not spending money on tickets.) Speaking of the lottery, I hit three numbers on the Texas Lotto. Good huh? Well off I go to wait for my uncle to come back with the report of what he found. Hey, isn't he doing my researching job. I'm such a slacker. LOL!!!! Have a good day guys!!!

THE HAPPENINGS FOR TODAY

THE NOVICE: THAT'S ME

Well ppl.... Lemme start off by telling you guys why I started this blog. I started this blog because I want to make a difference in every newbie investor's life. Yes folks, me little ole' teency-weency me wants to make a difference. Like the way someone comes in your life and changes it for the better. My main goal is letting you all know that someone is just like you, a driven, newbie investor. Reading every ebook out there is STILL confusing. Well let's be confused together.LOL. Seriously, I attend webinars PLUS read ebooks and go to teleconferences. ( Its all SO much). Im just a novice and can hardly get a hang of mortgages. ( I haven't brought my own home as of yet).
A little about me...Im a thirty year old, texas born and raised, hard-working ( too hard at times..LOL) but it takes a toll on you sometimes. Anyway...I will get back to that later. I have no kids, but two nephews that I love dearly. I want to someday have the money to do things for them and that's where investing comes in. So back to investing-
Hopefully you can journey with me along the way, as I learn more and more. I will blog often.
Every blog I will come up with a tip that I've read or that the Lord just revealed to me. Hope you enjoyed reading the first blog. Bye bye. gotta go to bed. Have to research more on Real Estate in the morning.

TIP for July 15, 2009: Get a mentor. My uncle is my mentor. He is very real estate savvy and knows alot. I have been researching for him for a little bit.
